Purchasing a new build property from a developer differs to purchasing an established property. The process can be complex and overwhelming especially when you are required to pay an upfront reservation fee, proceed to an exchange of contracts in a very quick and set timeframe and hand over a substantial deposit (usually 10%) on a property that may not yet have been built.

When purchasing a new build property there are many factors to be aware of, such as the strict exchange deadline (which varies from developer to developer). We have experience dealing with a vast majority of well-known developers and we are dedicated to ensuring that these deadlines are met. Exchange of Contracts usually takes place well in advance of the plot being completed and it may be that you are purchasing “off plan”. Completion will usually be on notice, usually 10 working days, being received by us, from the developers’ solicitors that the plot is build complete and ready for occupation.
The property will be built to the agreed planning and building control specifications. New build homes are usually sold with the benefit of a new build warranty, such as NHBC, LABC, Premier Guarantee to name a few, which offers protection against structural defects for 10 years from completion.
